Viscar Terrace
Viscar Terrace is a 172-unit affordable housing development in Murrieta, designed as a five-building campus within the City’s Transit Overlay District. The development will offer a mix of one-, two-, three-, and four-bedroom apartment homes for households earning between 30% and 60% of the area median income. Located just a mile from CDP’s Monamos Terrace community, the project reinforces an expansion of high-quality affordable housing in the region.
The five-acre sloped site requires substantial earthwork and retaining walls to accommodate the five buildings. The development consists of four three-story walk up buildings arranged around a larger four-story U-shaped main building. Construction also includes extensive offsite work, including improvements to new and existing streets, utilities, and related infrastructure in this growing area of Murrieta.
Once complete, the site will include shared amenities such as a community center, classroom, indoor and outdoor fitness areas, a children’s play structure, dog run, and barbecue and picnic spaces, along with onsite programming and resident services.
The site, less than one acre, is designed as a five-story building with a one-story concrete podium topped by four stories of wood framing. The building layout accommodates all units efficiently while fitting within a compact urban site.
